Interior

  • Declutter
    Probably the most important and least expensive improvement you can make to enhance the value of your house is to remove clutter. We all have lots of "stuff". Clear the surfaces. Your home will look larger and neater. Remember -- when in doubt, throw it out.
  • Light and bright
    Open the shades, blinds and drapes. Most buyers prefer a sunny home so let the light come in as much as possible. If necessary use lamps or other light fixtures. When the buyers come, turn on the lights in advance.
  • Call the painter
    A little paint goes a long way towards making your home look fresher and more appealing. Touch up chipped or worn paint. Consider painting dark paneling. Always use an off white.
  • Clean, clean, clean!
    Try to make your house sparkle from tip to toe. Invest in a cleaning service. You are going to be busy enough.
  • Flooring
    You may want to take an objective look at those floors. Consider cleaning the carpet or replacing it. If you buy wall to wall carpeting, ask the salesman for the color "real estate beige". He will know exactly what you want.

  • Be sure the entrance to your home is clean and inviting
  • Keep the lawn mowed and steps swept
  • Store hoses neatly and be sure sprinklers don't water the walkways

  • Hang your best towels
  • Open a fresh bar of soap
  • Personal items should be put away

  • Wipe away finger prints and be sure the garbage is taken out

  • Be sure drapes are open and windows are clean inside and out
  • Eliminate any unpleasant odors
  • Be sure pets are outside
  • Keep the temperature comfortable
  • A crackling fire in the fireplace is appropriate on a cool winter day
  • Soft music is nice during the showing
  • Arrange to be away from your home during the showing
